Client Objective
We were appointed by Balfour Beatty to act as Project Managers and Contract Administrators for the fit-out of approximately 27,000 sq ft of their landmark London head office in Canary Wharf. The client’s objective was to create a fully refurbished CAT B office, consolidating three existing offices into a single, modern working environment.
The project presented several challenges. The floor was part of a multi-occupied building with stringent building rules, requiring careful coordination with multiple stakeholders, including client teams and the wider landlord organisation. Ensuring that the works complied with all regulations while keeping the project on schedule and within budget required meticulous planning and management.
Our Approach
Our approach involved regular stakeholder and project review meetings, which allowed us to stay fully immersed in the project at every stage. We maintained constant communication with the client, the main contractor, and the landlord’s team, ensuring that issues were identified and resolved promptly. This approach enabled the project to progress smoothly and according to the client’s expectations.
The project was successfully completed, delivering a brand new, fully redesigned and refurbished CAT B office. The phased delivery allowed the client to consolidate three separate offices into a single, modern space while maintaining operational continuity throughout the project.
A particularly noteworthy aspect of this project was the phased approach we adopted. By strategically dividing the works into three distinct phases, we ensured that the floor remained operational throughout the fit-out. This approach balanced business continuity for the client with the contractor’s ability to complete the works within the specified duration, resulting in a seamless delivery and a high-quality finished office environment.
